REALTY WORLD-FIRST COAST REALTY rents only to family groups, married couples, and responsible adults over the age of 25. NO HOUSE PARTIES ALLOWED. Misrepresentation will result in tenant asked to immediately vacate the property without refund. When you make your reservation we will send you a Vacation Rental Agreement, which you must sign, and return with your RESERVATION DEPOSIT (50% of the Rent + Insurance). This must be received in our office within 10 days after making your reservation or the reservation can be cancelled. When we receive payment we will confirm your reservation by mailing you a Reservation Confirmation. All published rates are subject to change without notice. CANCELLATION: In the event of a cancellation by Tenant, Tenant shall receive a refund of all payments made by Tenant, less an administrative fee of $100 if the Premises are re-rented on the terms set forth herein. If the Premises are not re-rented on the terms set forth herein, Tenant will not be entitled to a refund of any rent payment made hereunder. Whether or not the Premises are re-rented, Tenant, rather than Agent, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent for goods, services, or benefits procured by Agent from third parties for the benefit of Tenant that may have been paid out prior to Tenant’s cancellation. CHECK-IN: Check in time is after 3:30 PM. However we reserve the right to extend the check in time to 5:00 PM if necessary, to allow for extra time for cleaning and maintenance. EARLY ARRIVALS are at your own risk, we cannot guarantee early check-in because we must have time to clean and inspect the units before you take possession. However we will try to get you into your unit as soon as possible. Upon arrival, please pick up the keys to your property at our office at 407 ATLANTIC BEACH CAUSEWAY, SUITE 1. LATE ARRIVALS: Please call 252-247-5150 in Atlantic Beach and let us know the day of your expected arrival if you will not be here by 5PM and we will make arrangements for you to pick up your keys. BALANCE MUST BE PAID IN FULL THIRTY, (30) DAYS PRIOR TO ARRIVAL. PERSONAL OR BUSINESS CHECKS must be received in our office 30 days prior to check-in. RENTAL PERIODS: There is a minimum of one-week rental for advance booking during the SUMMER SEASON. Weekend reservations are only booked on an “as available basis” by calling our office on Tuesday for the following weekend. A two-night minimum is required. A three-night minimum is required for all Holiday Weekends.
SPRING: APRIL 1 through JUNE 7 SUMMER: JUNE 8 through AUGUST 23 FALL: AUGUST 24 through OCTOBER 31 RULES AND REGULATIONS: Absolutely no grilling on porches or balconies, use only in designated areas. Most condominium complexes have printed rules and regulations. Tenants are subject to these. Violation may result in immediate eviction without refund or recourse. PETS: Unless otherwise specifically permitted in your Vacation Rental Agreement, no pets shall be allowed. Tenant’s breach of this provision shall be considered material, and shall result in termination of Tenant’s tenancy without refund. TERMINATION OF RENTAL: REALTY WORLD-FIRST COAST REALTY RESERVES THE RIGHT TO REFUSE OR TERMINATE OCCUPANCY IF IN OUR JUDGMENT IT COULD PROVE DETRIMENTAL TO THE PROPERTY. If the owner of your vacation residence removes his property from availability, or if the property becomes unavailable for any reason, agent reserves the right to substitute comparable accommodations or refund deposit. CUSTOMER SERVICE: After your reservation has been made if you have any questions, we will be pleased to answer them for you on our customer service number (252) 247-5150 in Atlantic Beach as we cannot accept any calls other than reservation requests on our 800 line. CUSTOMER SERVICE: (252) 247-5150 LINENS AND / OR TURN DOWN SERVICE ARE INCLUDED as noted with some weekly rentals but not all properties. For properties that do not offer linens with weekly rentals you have a choice of bringing your own or renting them from our office. If you choose to rent them from our office, you may also choose the turn down service. Prices are as follows: CLEANING POLICY: Basic cleaning, sanitizing and general hygiene protection is included in the rental price. It does NOT include making beds, dish washing, or trash removal. Guests will be charged for these services. GARBAGE AND TRASH: Please place garbage inside trash receptacle in sufficient time for pick up in your area and place by street. Collection time begins at 7:00 am Monday through Thursday. Trash left on top of overturned cans will not be collected. ACCOMMODATIONS: All of our vacation properties are individually owned and reflect each owner’s taste and requirements. These differences in ownership contribute to each properties identity. Neither agent nor owner shall be responsible for providing any additional furnishings not presently available in the unit. IF YOU HAVE SPECIFIC STANDARDS OR REQUIREMENTS FOR YOUR VACATION RESIDENCE, WE SUGGEST YOU COME TO OUR OFFICE PRIOR TO MAKING YOUR RESERVATION. WE CANNOT MAKE SUBSTITUTIONS OR GIVE REFUNDS UPON YOUR ARRIVAL. PARKING: All condominium units allow a maximum of two vehicles per unit. A few permit boat travel parking. If you have specific needs regarding vehicles please discuss them when you make your reservation. Hookup or any use of campers, motor homes, travel trailors, vans, buses, or tents is against city ordinance and not allowed. SUBLEASING: This agreement may not be assigned or subleased without prior written consent. Unit keys will only be issued to the person who made the reservation. Identification will be requested at check-in. LOCKED CLOSETS: Many owners have a locked closet for their convenience. These areas are absolutely not included in this rental. LOCK OUT POLICY: In the event a tenant is locked out of his/her unit, the tenant can borrow a key by coming to the office. After business hours until 11PM, the tenant may call Toll Free 1-866-312-8001. An agent will meet the tenant at the office. A charge of $50 is payable for obtaining the key after business hours. No agent is available for late hour calls after 11 PM. A Locksmith will be required at the renter's expense. ROUTINE MAINTENANCE: It may be necessary for us to enter the unit during reasonable hours to perform minor repairs. REPAIR AND SERVICE CALLS: We cannot guarantee against mechanical failure of heating, air conditioning, TVs, VCRs, or other appliances. Please report any inoperative equipment to our office promptly. We will make every effort to have repairs done quickly and efficiently. Should a Repair Person make a call to a unit and find the equipment is in working order and the problem was due to tenant oversight or neglect, the charge for service plus a 6% surcharge fee will be deducted from the damage deposit. NO REFUNDS OR RENT DEDUCTIONS WILL BE MADE DUE TO FAILURE OF HEATING, AIR CONDITIONING, TVs, VCRs, or any other appliances. All maintenance requests must be reported to the office between 9 AM and 4 PM. CAPACITY: Units are furnished and supplied for a reasonable number of guests. Occupancy is limited to two persons per bedroom, unless otherwise noted. If you have any questions concerning sleeping arrangements , please ask us. Overcrowding will result in eviction without refund. KEYS, CAR PASSES, GATE CONTROL CARDS, POOL PASSES: You will be issued these items at check in if the unit you have reserved require them. All keys, passes, gate cards and tags must be returned to the office where you picked them up at check out. ANY ITEMS NOT ACCOUNTED FOR MUST BE PAID FOR AT THAT TIME. There is a $80.00 charge for re-keying a unit (lost or unaccounted for key), $115.00 for each gate card, $50.00 for each car pass and $10.00 for each pool tag that is not turned in at checkout. CHECK OUT TIME: By 10:00 AM NO EXCEPTIONS. Check out takes place at our office. The unit is to be completely vacated before returning all keys, parking passes, gate cards and pool tags to our rental office. An extra fee equal to 1/2 a night's rent will be charged for late check out. All trash must be placed in plastic bags and deposited in the outside trash receptacle. Trashcans at houses need to be taken to the street. Dishes must be washed, dried and put away, the furniture in the unit put back where it was found and the unit left neat and in order. INCLEMENT WEATHER: No refunds will be made due to inclement weather. MANDATORY EVACUATION: If state or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, Tenant will be entitled to a refund of the prorated rent for each night that Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises: (i) Tenant refused insurance offered by Agent that would have compensated Tenant for losses or damages resulting from loss of use of the Premises due to a mandatory evacuation order, or (ii) Tenant purchased insurance from Agent. MESSAGES AND MAIL: Messages and mail can be received through and picked up at our office on the causeway. We do no deliver messages. Mail must be addressed to: REALTY WORLD-FIRST COAST REALTY, P.O. BOX 2829, ATLANTIC BEACH, NC 28512. Please put your name and unit you are staying in at the bottom left corner. For someone staying a week or less, overnight mail would be advisable. If you use UPS or Federal Express our physical address is 407 Atlantic Beach Causeway, Suite 1, Atlantic Beach NC 28512. LOST & FOUND: Although we cannot be held responsible for items left behind, we make every effort to locate and return them to you. However we must be notified promptly of your missing items. Contact our office and found items will be sent UPS COD. A $25.00 handling fee will be included. Unclaimed items are donated to local charities at the end of each month. We suggest you may want to bring the following items to make your vacation run a little more smoothly. Paper towels, toilet paper, bath soap, trash bags, face cloths, all purpose cleaners, aluminum and plastic wrap, laundry detergent, towels, staple items, condiments, beach towels, beach chairs, napkins, dishwashing detergent, dish towels and bath mats.
